As a homeowner recently represented by Alabama Rental Managers, all I can say is what a mistake. They obviously do not support or side with the owners in any form or fashion. Our tenants of 1 year recently left our 2 year old home with a $2700 re-painting bill only to find that this will all be out of our own pocket. The rental company called it "normal wear and tear" and is refunding the tenants all of their original security deposit. Yep. You heard right. Our now, 3 year old, 300K home needs $2700 in paint just to be able to show again and all at our expense. The rental company refuses to budge and has basically told us that they are siding with the tenants and they don't seem to think that $2700 in repairs is beyond normal wear and tear. My husband viewed our home (as we live 3 states away this was at our expense as well) and said the home was basically treated with total disregard to care or upkeep. At first, the company was very professional and prompt, but through the contract we were provided with little to no contact from them. We had to ask for inspection reports, etc and and any correspondence from them took days and several phone calls and emails later. Without a doubt, I could never recommend them to anyone for any service they provide. I think they hook you with professionalism in the beginning, but after that they definitely don't know how to maintain a professional relationship with their clients. I would seek another rental management company at all costs.
